FHA & VA Appraisal Repairs

Did the appraisal come back “subject to” repairs? We fix FHA and VA condition items quickly and document the work so the final inspection goes smoothly and your closing stays on track.

Appraisal conditions, handled

FHA and VA loans require a home to meet minimum property requirements: safe, sound and secure. When an appraiser finds items that don’t meet them, the loan can’t close until they’re fixed. These are usually small jobs, but they need to be done correctly, often on a tight deadline, and in a way the appraiser can verify at the final inspection.

Cory Larsen has worked as a Certified Residential Appraiser since 2011 and is on the FHA appraiser roster. That means he knows what appraisers look for and what a completed repair needs to look like.

Common FHA and VA repair items

  • Scraping and repainting peeling or chipped paint (especially in homes built before 1978)
  • Handrails, missing steps and other trip or fall hazards
  • Exposed wiring, missing outlet and junction box covers
  • Broken windows, doors, locks and damaged siding or trim
  • Roof, gutter and flashing repairs
  • Missing smoke and carbon monoxide detectors
  • Water heater strapping, relief valves and discharge pipes
  • Crawl space and attic access, and other items called out in the appraisal

How it works

  • Send us the appraisal’s list of required repairs and the property address
  • We give you a written quote and a timeline that fits your closing date
  • We complete the work and give you photos and a description for the lender and appraiser
Independence note: Arise & Shine Construction does not perform repair work on homes appraised by CGL Appraisals. This keeps every appraisal independent.

Where we work

Frequently asked questions

Who pays for appraisal repairs?

That’s between the buyer and seller and is usually settled in the purchase contract or by an addendum. We can quote the work for either party.

How fast can repairs be done?

Most appraisal repair lists are small and can be scheduled quickly. Send us the list and your closing date and we’ll tell you up front what timeline we can meet.

Do you also handle repairs from a home inspection?

Yes. Inspection-response repairs and seller punch lists are a big part of what we do. See repairs and punch lists.

Have a project in mind?

Tell us what you need done. Photos help. We’ll get back to you to talk it through and give you a clear quote.
